Does anyone have a way to monitor the temperature or how the pets are acting when left alone. My concern is electricity failure and it getting too hot for them.
Sometimes it does not open immediately but you can hear the motor trying. It will stop and start up again. If and when it opens it will still move between open and close positions but not closing all the way. We lubricated the seal and it is still acting the same. It is about 5 years old.

Thanks Chuck for your write up, it was instrumental in getting our toilet put back together. Our flush ball was stuck open so we pulled it all apart per your directions and cleaned it up and now it is working great. No parts needed.
On the stove we have the metal folding cover. We have the two pieces for the sink that we store on top of the stove when we are not using. Sometimes when there are four of us in there we cover one sink for more space. We are not rolling in counter space in our bighorn.
Well it is official we dropped the kids off at college in August and this will be our first trip as empty nesters. At least we still have our fur babies.
